  There will be seven one bedroom and twenty-eight 2 bedroom apartments available for purchase, either outright, or by means of an lifetime lease. In the scheme, In addition there will be available 50 purpose-built 1-bedroom sheltered housing apartments for rental.

"Extra Care" Housing

This housing scheme is part of a new initiative which includes the Housing Department and the specialist housing association, Housing 21 Guernsey Ltd.

The new housing scheme, to be known as Rosaire Gardens and Rosaire Court, will provide accommodation for people aged 55 and over the overriding aim being to enable all residents to maintain independent living. Appropriate care and support will be available on site, Rosaire will not be a residential or nursing home, but is first and foremost a community housing scheme. As such, Rosaire will be the first scheme of its type in Guernsey and has been developed to offer a new way of supporting older people to live independently for as long as possible.

This form of housing is known as "Extra Care"
housing and is different because:


Rosaire Gardens and Rosaire Court,You are living at home - not in a home;
Extra Care HousingYou have your own front door - you decide who comes in;
Couples and friends can stay together;
There is a mix of able and less able older people;
24-hour care services are available;
Sales detailsYou can join in social activities - or you can be private.

The care and support staff at Rosaire Court will help residents to look after themselves, and to keep to their usual routines and activities. There may be times when someone will need a lot of care and support, times when no support is needed, or a combination of both. The care and support staff will be flexible and sensitive in asking residents about their needs. They cannot provide nursing care but will aim to support residents to stay living in the same place.

 

Extra Care Housing

The sale accommodation at Rosaire is spacious and all flats have a fully fitted kitchen, with fridge, freezer, oven and hob, together with a walk in shower/wet room. There will also be lifts between floors, and a range of on-site facilities including lounges, a restaurant, pop-in café and shop, hairdresser, guest suites and landscaped gardens.

Who is eligible to apply?

Any person who is local market qualified and over 55 years old with or without any immediate care needs.

Applications process for care provision

To enable a person's physical care needs to be assessed, we need your permission to pass information about you to Housing 21 Guernsey Ltd and the Health and Social Services Department.

This information:

will only be used to assess your suitability for care provisions;
Extra Care Housingis necessary for Health and Social Services Department staff to make an       assessment as to your need for care and support offered at Rosaire;
Apartments Guernseywill not be passed on to any other organisation.

Service charges

People who purchase accommodation or rent accommodation at Rosaire Court will pay the same service charges. This service charge will cover items such as building insurance costs, management, night carer cover, building maintenance, gardening and cleaning costs. It is anticipated that the service charge will be paid monthly by standing order. The level of service charge is yet to be set but is currently estimated at around £50.00 per week. The service charge has no care costs included within it.

Care costs

No resident will pay for the costs of any other care package they receive: these costs will be met in full by the Health and Social Services Department.
